Meridan Plains covers about 19 square kilometres and held 4,589 residents at the 2021 Census — a locality with a great deal more land than people. Its built-up eastern side is conventional and fairly dense: 71.5% separate houses, but also 24.1% townhouses or semi-detached and 4.0% flats, the highest non-house share of the inland suburbs Billabong covers here. West of that, the land opens up. The result is one suburb name over two quite different pool-servicing problems, and the top-up water is often what separates them.

There is no single Meridan Plains pool. On the eastern side, closer to the Nicklin Way corridor, the housing is what you would expect of a settled Sunshine Coast suburb — houses, townhouse groups and a small number of unit blocks, on ordinary residential blocks. The Census bears that out: 24.1% of occupied private dwellings are semi-detached, row or terrace housing and another 4.0% are flats. Those pools are compact, close to the house, and mostly on town supply.

Further west, the same locality spreads across a much larger area with far fewer dwellings in it. Pools there are bigger, more exposed, further from the house, and frequently topped up from a rainwater tank or a bore rather than from the mains. That single difference — where the water comes from — changes the chemistry more than anything else on this page.

Tank water and bore water do not behave like town supply, and neither of them is neutral. Rainwater from a tank is typically soft and low in calcium. That sounds harmless, and in a kettle it is — but in a pool, water that is short of calcium will draw it out of a rendered or pebble interior over time. The finish pays for the top-up, slowly, and the damage is not reversible by rebalancing afterwards.

Bore water is the opposite problem and a faster one. It is often hard, and it frequently carries dissolved iron or manganese. Those stay invisible in the ground and then oxidise the moment they meet chlorinated pool water, which is why a pool can go brown or black within a day or two of a large bore top-up. Pre-treating during the fill is straightforward. Removing the stain afterwards is not.

The exposure question runs alongside it. With so few buildings across the western part of the locality to break the wind, dust, grass clippings and paddock debris get carried across open yards and into the water. Grass and fine dust load a filter differently to leaf litter — they pack tighter and lift pressure faster — so filter pressure is checked on the schedule the pool actually needs rather than on a standard interval.

And then there is simple visibility. A pool at the back of a large block is out of sight, and out-of-sight pools are the ones that quietly go green. Consistent, scheduled visits matter more here than in a suburb where the owner walks past the pool ten times a day. On the eastern side the same principle applies for a different reason: 41.0% of occupied dwellings in Meridan Plains are rented, the highest share of the six suburbs in this pack, and a rented pool is one nobody has quite taken ownership of.

Usually yes, but tank water is typically soft and low in calcium, and low-calcium water slowly draws calcium out of a rendered or pebble interior. We test after a significant top-up and correct hardness so the finish is not what makes up the difference. Tell us before a big top-up rather than after it.

The water went brown a couple of days after we filled from the bore. What happened?

Almost certainly iron in the bore water oxidising once it met chlorinated pool water. Manganese does the same thing and shows darker. It is treatable with a sequestering agent and proper filtration, and it is preventable next time by testing the source and pre-treating during the fill.

Do you travel out to the acreage properties?

Yes. Meridan Plains is on a regular route from the Caloundra branch, which is why we can hold a consistent day here rather than fitting you in around other work.

Our pool is a long way from the house and we barely look at it. Can you just manage the whole thing?
