Pool Cleaning in Kings Beach

Sunshine Coast Region, QLD

Pools two streets from the surf need a different routine

Kings Beach pools sit closer to open ocean than almost anything else we service.

That proximity shows up in the water and, more expensively, in the equipment. Onshore wind carries a fine salt mist over Ormonde Terrace and Edmund Street that settles on pump housings, heater casings, light fittings and balustrades — and keeps settling, whether the pool is being used or not.

So we service Kings Beach with corrosion in mind first. Every visit includes a look at the plant: rust bloom on pump feet and motor housings, salt crust on the cell and unions, and the state of any stainless fittings around the shell. Catching a seized bearing or a weeping union early is the difference between a part and a pump.

Why it matters here

What a Kings Beach service visit covers

  • Water balance — pH, chlorine, alkalinity, stabiliser, calcium hardness and salt, dosed for a pool that loses sanitiser fast under exposed north-east sun.
  • Surface and floor — skimming wind-blown debris, vacuuming the sand that inevitably comes back on towels and feet, brushing waterline tiles where salt and sunscreen leave a band.
  • Baskets and filter — skimmer and pump baskets emptied, cartridge or media checked and backwashed as needed.
  • Corrosion check — pump, filter, valves, salt cell, heater, lights and handrails inspected for salt attack and rinsed down where it helps.
  • Written report — readings, doses and anything we flagged, left with you or emailed after each visit.

The challenge

Holiday lets and body corporate pools

Why it happens

A good share of Kings Beach pools are shared or short-stay. Both change the job. A holiday apartment pool can go from empty to twenty swimmers between Friday and Sunday, which pushes chlorine demand up sharply and unpredictably. A body corporate pool has to be clean and correct every single day, not just the day we visit.

We work around both. That means booking service before changeover rather than after, keeping stabiliser in the range that holds chlorine through a hot weekend without locking it up, and giving building managers and letting agents documentation they can actually hand to a committee. If you manage several buildings along the beachfront, we can run them on one route and one report.

Why it happens

For beachfront and near-beachfront properties we recommend weekly, all year. It is one of the few pockets where we do not step clients down to fortnightly over winter — salt deposition and sand carry don't take the cooler months off. Private pools set further back behind the ridge can usually run fortnightly from May to August.

Services on this run

Regular pool cleaning

Scheduled cleaning and water balancing — skim, vacuum, brush, baskets, filter, and a full test of pH, chlorine, alkalinity, stabiliser, calcium hardness and salt.

For beachfront and near-beachfront properties we recommend weekly all year rather than stepping down over winter. Salt deposition and sand carry do not take the cooler months off.

Equipment and corrosion checks

Inspection of pump, filter, valves, salt cell, heater, lights and handrails for salt attack, with a plain note when something is nearing the end of its life.

This is the step that earns its place in Kings Beach. Airborne salt works on the plant continuously, and the failures it causes are expensive and sudden.

Body corporate and strata pool servicing

Servicing for common-property pools, with testing records and reporting a committee or building manager can act on.

With 92.2% of occupied dwellings here being flats or apartments, most Kings Beach pools are common property. We will quote in a form you can take to your committee.

Pool repairs and pump repairs

Diagnosis and repair of pumps, filters, chlorinators, valves and plumbing, including the corrosion-driven failures common near the water.

Parts come off the Bulcock Street counter in the next suburb, so a Kings Beach repair does not usually wait on a delivery.

Pool shop and water testing at 134 Bulcock Street

Over-the-counter water testing with a dosing plan, plus chemicals, parts and equipment.

Kings Beach adjoins the Caloundra town centre, so a water test is a stop on the way past rather than an errand of its own.

Robotic pool cleaners

Dolphin robotic cleaners, sold and serviced through the Caloundra branch, for owners who want the pool held between visits.

Useful on a let property where debris arrives between guests, and on a building's pool that has to look right every day rather than on service day.

Frequently asked questions

My pump and light fittings are going rusty faster than my parents' pool at Landsborough. Is that normal here?

Yes, and it isn't your pool's fault. Airborne salt is the single biggest cause of premature equipment failure this close to the water. Rinsing the plant with fresh water, keeping the pump enclosure ventilated but sheltered, and specifying marine-grade or coated hardware on replacement all buy years back.

Can you service a pool at a unit block if I only own one apartment?

The pool is common property, so the contract has to come from the body corporate or its manager. We're happy to quote and present it to your committee if you'd like to raise it.

We rent the place out. Can you get in without us being there?

Yes — a lock box code or side gate key is all we need. We send the report after each visit so you can see what happened without being on site.

Do you clean the sand out, or is that on us?

We do. Vacuuming out beach sand is part of a standard Kings Beach visit, and we'll tell you if it's accumulating fast enough to justify a poolside rinse shower.
